Impact Development Fund was a life saver for Archway Investment Corp and our 40 West Residences new construction deal. Archway purchased the 40 West site through IDF in 2012 and receive the tax credit allocation in 2015 which closed in the spring of 2016. Archway had previously worked on three other affordable housing developments in which IDF provided pre-development funds and acquisition bridge lending, so Archway’s track record was a factor of this gracious waiting period. IDF truly did go above and beyond to help keep the deal in play. Today, Archway has our 4th predevelopment and acquisition loan with IDF.
