Impact Development Fund HOME Mortgage Program
First mortgage product available to eligible borrowers purchasing a primary residence in the State of Colorado. Loan amount up to 95% of the appraised value or purchase price, whichever is less. Conventional loan limits apply.

FirstBank Down Payment Assistance Program
Down payment assistance available to first time homebuyers with income at or below 80% of Area Median Income. Assistance up to 20% of the contract purchase price or $30,000, whichever is less, is available to buyers using FirstBank for their primary mortgage.

The Dearfield Fund for Black Wealth Down Payment Assistance Program
Down payment assistance available to first time homebuyers who self-identify as Black and are planning to purchase a home in the six-county Denver Metro area. Applicants income must be at or below 140% of HUD’s most recently published Area Median Income. Assistance up to 15% of the contract purchase price or $40,000, whichever is less.
